Description
Kwalata Wilderness comprises 13 000 hectares of idyllic African terrain set in the heart of the Waterberg mountains in South Africa's Limpopo Province.

Boasting 18 species of antelope and four of the big 5 (Leopard, Rhino, Buffalo & Elephant).

The savannah bushveld in and around Kwalata forms part of the Waterberg Biosphere Nature Reserve now declared an indigenous forest. There is an extensive variety of natural fauna and flora, rivers, dams and natural streams.

Kwalata is approximately a 3.5 hour drive from Johannesburg / Oliver Tambo International Airport. There is an airstrip on a portion of Kwalata on which a King Air 10-seater can land.

The portion of land for sale includes the two title deeds known as:
Akkervlyt - 1545.8732 hectares
Bouwland - 1316.5597 hectares. There are no land claims on either of these two title deeds.

The assets on this portion of land include the following:

1. ZINGELA LODGE:

Zingela is perfect for groups of people or private individuals. It has three en-suite queen bedrooms and 4 twin bedrooms. Thus this camp can sleep 14 people. The huge fig trees form a wonderful canopy over the courtyard and braai area. The pool has a view of the dam and the dining area is situated with a bar area conveniently close to the outdoor fire.

INCLUDED IN THE SALE OF ZINGELA:
1.1.Most furniture (some sentimental items to be replaced such as dining room table, leopards, moose skull), fittings, beds, bedding, basic appliances and cookware, cutlery and crockery for 14 people.

12. BOREHOLES
Zingela borehole, - 3500 litres per hour. Enough to run the 14-sleeper lodge, gardens, skinning shed, laundry and staff housing.

Main house borehole - 1500 litres per hour. Is enough water for the main house, irrigating the garden extensively as well as the staff manager's house, earth dam in the buffalo camp and two watering holes.

Eerstewater (First Watering Hole) - Solar powered borehole, which provides enough to provide the game with water all year round.

Lapalala watering hole - Solar powered borehole, which provides enough to provide the game with water all year round. There is no water shortage on this property whatsoever.

SCOPE OF PURCHASE OF THE LAND:
Kwalata is currently 13 000 hectares of which this 3 000 portion is for sale and not under any land claims. It does form part of a 6 000 hectare area with no fences in between. The current business combines hunting with eco tourism and would be beneficial to both parties to keep the fences down between the properties as this would enable us to keep the 18 strong herd of elephants which roam the property.

Should this not be the wish of the purchaser, we will raise the fences leaving whatever game is on the property, removing the elephants.

MANAGEMENT OPTIONS:
It would be an option for us, the owners of Kwalata, to manage the 3 000 hectares purchased if the new owners so desired.

We have been managing this farm for the last 21 years and know the property intimately. Our expertise in wild life management and nature conservation will undoubtedly be a huge asset to the purchasers. We are confident that in a shared management option that the purchasers will have their assets well looked after and maintained.

If this is not desired we will gladly make suggestions to assist you.

A management fee would be R40 000.00 per month excluding staff wages, running expenses and marketing costs. This will include managing the farm and looking after guests. The management team will consist of Reinhard Heuser, Werner Botha, Caroline Osborn & Poni Mokwena. This fee will be renegotiated annually.

Reinhard Heuser's game farm management, professional hunting and outfitting qualifications provide good management and the ability to bring overseas clients to the farm.
Caroline Osborn is involved in the day-to-day management and guest relations.
Werner Botha lies in management and professional hunting to guide and assist clients.
Poni Mokwena is manager of the staff and has amazing ability to repair just about anything. He has been employed for over 20 years and has an intimate knowledge of the farm and animals.

Vehicle hire including tractors, tipper trailer, tipper-loader-back hoe (TLB), Land Rover game viewer and 4x4 farm vehicle can be rented at an agreed amount.

CURRENT OPERATIONAL COSTS:
The current running costs are estimated at R100 000 per month for the 3 000 hectares. This includes the wages, maintenance of the lodge, staff housing and the main house, electricity, rates, taxes, animal feed, salt licks, staff rations & fuel. This excludes overseas marketing, animal stock, extensive maintenance, vehicles and vehicle maintenance.

GAME ON THE FARM:
Game species, which will remain on the property, include:
Impala, Zebra, Nyala, Waterbuck, Leopard, Blesbuck, Baboon, Wildebeest, Bush pig, Warthog, Eland, Duiker, Jackal, Kudu, natural game, Giraffe and plains game.

CONSORTIUM OPTION:
An alternative purchase option would be to form a group with other interested purchasers should the total cost be unachievable. A consortium can be formed under a company to include 2 to 10 partners. The company would purchase the property and each of the partners would own a share proportionate to their financial input.

EXCLUSIONS:
The purchase price excludes the buffalo herd, rhino, certain plants, all main house & office furniture and equipment, all vehicles, Leopard trophies & Zingela's dining room table.
