Leon was founded in 1524 by Francisco Hernandez de Cordoba and was located in the vicinity of the Momotombo volcano and was the original capital of Nicaragua. Unfortunately, in 1610 an eruption and a series of earthquakes resulted in an exodus of the population and the relocation of the entire city at its present secure location. The original location is now known as The Ruins of Old Leon and is a UNESCO World Heritage Site.

Your hotel is located about 90 minutes by the excellent Trans-America Highway from the modern international airport in Managua, the current capital city and is only 30 minutes from Leon's beaches and surfing sites on the beautiful Pacific coast.

Your new hotel has recently been completely renovated and modernized in all aspects by a major, California-trained, Nicaraguan builder and boasts the following features:

20 modernized and upscale guest rooms with internet, cable TV, and all new fixtures including the latest dual-flush toilets and new furnishings throughout.

Under the terms of Nicaragua's tourism-related financial incentives you will pay no income taxes for 10 years and will be exempt from import duties on business related items and automobiles as well.
Your operating costs will be much lower than you may have experience elsewhere and your net income will be a very pleasant surprise. For example, assuming a daily room rate of only $80USD and an average occupancy rate of 70% and a daily operating cost of $30USD per room your net income (ex-financing) will be over $250,000 per year - and don't forget - a) this is all yours because it is tax-exempt, and b) this does not include the substantial revenue from your restaurant, bar, gift shop, tours and other services (which should cover any borrowing costs).
